Resident Relations

  • Tracking down late payments, sending late notices, and filing evictions if necessary
  • Ensuring all agreements have been properly executed and enforce lease terms

  • Understanding and compliance with the latest local, state and federal legislation
  • Handling of move out process which starts with a detailed move-out guideline for the residents to assist them for a successful move-out
  • Management of all communication with residents, responding within one business day — to ensure higher retention and less turnover

Maintenance Workflow

  • Assigning trusted and insured preferred vendors
  • Troubleshooting maintenance requests with residents
  • Updating the owner as soon as a work order is sent and completed
  • Providing and monitoring a 24/7 emergency maintenance line for residents
  • Presenting recommendations on how a renovation or preventative maintenance project can maximize rental income through our Renovation Specialists
  • Overseeing all maintenance work

Photographic Inspections

  • Documenting both the exterior and interior move-in condition of the property with thorough and time-stamped pictures
  • Move out inspection completed with same details as move in to allow a property condition comparison
  • Periodic inspections during residency to strategically look for any maintenance, safety, or lease violations, reports shared with owner

Lease Renewals

  • Competitive Market Analysis created based on similar rental comps and our knowledge of industry trends affecting rental ranges to recommend a rental amount for lease renewal
  • New leases negotiated and executed with residents
  • Written lease shared in owner and resident portals

Accounting Services

  • Security deposits collected and disbursed according to SC Landlord-Tenant Act
  • Invoices processed and retained for completed work orders
  • Payment submitted to vendors from the owner’s account
  • Owner payments initiated through direct deposit/ACHs
  • Owner’s reserve account maintained
  • Detailed monthly owner statements provided
  • 12-month cash flow report reflecting income and expenses for tax purposes created
  • Annual 1099 issued
